Board Meeting at Panera Eagle Run
November 2nd, 2017 at 9am

In Attendance:

First business to handle the resident that is delinquent on the HOA dues. Discussed our policies which was voted on in 2015 sent to residents and also put on our web site. After the 10 day grace period on any given month, a $10 late fee will be assessed. After 3 months delinquent, a certified letter will be sent to the resident in arrears, accompanied by a list of charges incurred and a total pay-off amount. If the HOA balance is not paid in full within 30 days from the date on the letter a final notice/collection letter will be sent to notify a lien on their home. Delinquency beyond 30 days from the date of the letter issued will result in a lien being filed on the property of the residents. Additionally, at this point depending upon circumstances, a lawsuit may be filed by the Board of Directors on behalf of Copper Ridge Resident to recover delinquent and future HOA dues.

Discussed the residents that have came forward with interest in running for the two Board positions we have open. Also discussed the HOA dues of any resident running must be current in all dues to even run.

Put a HOA Board ballot together for the Annual Copper Ridge meeting on November 14th, 2017 to hand out to each resident at the meeting to place their votes.

Also discussed our agenda for the annual meeting.

Copper Ridge annual meeting is on November 14th, 2017 6:30-8:00 at Saddlebrook Elementary School. Jeanne will be putting up the signs at the entrances today for a reminder to the residents.

Reminder to use our website for any comments or questions each resident may want to send to the board.

We plan to have the Christmas Brite Idea lights installed by Robert’s Nursery at the entrance before Thanksgiving.

We will also be planning to install the decorations in the center island at the entrance in November. Please let us know if any residents would like to volunteer their time to help us on that day. Please contact Jeanne Brown or Suzi King if interested. We will try to pick a nice day if possible.

Discussed the new lawn and snow removal contract with Robert’s Nursery. Went over the time frame of the mowing days left for the season. Robert’s plans on mowing leaves every other week and a total of three times in November. They will observe the need to handle leaves for early December.
