Board members opened up the meeting with the discussion of the snow removal problems we have encountered in the months of January and February 2017.

The discussion of the install of the four mailboxes on 157th Street and moving forward with the insurance companies on this issue. We also discussed the on going conversation of the HOA property and incidents like this that may happen in the future and how we will handle it as a board and what are the HOA responsibilities or the resident’s responsibilities.

We also discussed the start date of the first application of Step 1 of the fertilization process performed by KloosKutters in mid March. Information to the residents will be provided once we know the accurate date they will be here in our neighborhood.

Jeanne Brown provided a list to the welcome committee of the 5 new residents that have moved into the neighborhood so that we can welcome them and provide a welcoming package to our new neighbors.

As a board we discussed in length the budget balance reserve and what would appear to be a reasonable amount that an HOA should have as a reserve. Possible ideas of how to handle this reserve were discussed. Also went over emails from the residents that were sent in to the HOA Board.

On our agenda for our April 2017 meeting:

  1. We will continuing discussing how to the handle the budget reserve in our HOA account.
  2. How to handle the Copper Ridge Board responsibilities. Discuss job distributions on order to re-align the workload across each Board of Directors officers.
  3. Billing invoices from Mark LaPuzza
  4. Continue discussing the new contract of our Lawn and Snow removal of Klooskutters and start dates.

Respectfully submitted,
Jeanne Brown
Secretary
