Minutes for Meeting July 13, 2015 7:30am Home of Fred Gottschalk
Members present were Jackie Smith, Jeanne Brown, Terry Kocsis and Fred Gottschalk along with Suzi King, Business Manager.
Fred Gottschalk has confirmed that Mark Lapuzza has represented us in the past and will in the future as our legal counsel (he does not represent Joel Chudy). He said the Bylaws and Covenants are assumed by the HOA. Joel has no ownership of lots or homes in our HOA. The Developer, however has retained certain builder rights which the HOA probably does not need to own. Further the color of homes is controlled by the HOA and the complete two attached units must be the same color. Rents of units is not within the Covenants, but if the persons renting cause problems that may be controlled by the HOA. We do not need the address of Residents who have moved away to file a Lien for non-payment of monthly dues, but if we have the forwarding address it would save us about $15 per lien filed. We await possible information to be determined by Jackie Smith.
In the Fall the Board moved and approved that we should begin completing a contract form Landscaping and Snow Removal and start to have bids submitted for this work after April 2017 when the old contract expires. We must deliver a written notice on or before March 5, 2017 to terminate renewal on April 4, 2017.
A Clean Cut by contract should be applying weed control if needed and Residents should inform them if weeds need spraying and if that is not done contact the HOA.
Ed Ganey will be contacted on dates and times he will be available in August Jackie Smith works on Monday through Wednesdays.
