2.26.15 – In attendance: Ed Ganey, Suzi King (via phone), Tim Schmad, and Jackie Smith. Call to Order: The meeting was called to order at 6:30 p.m.

Suzi King reported that she has received numerous fees and questionnaires from the residents. She reported that people are on various payment schedules: monthly, quarterly, and even annually. King and Ed Ganey are going to meet at the Bank of Bennington to review our financial status and to implement online banking for King. Once that is completed we will be able to generate accurate financial reports.

It was determined to work with State Farm Insurance to purchase a policy to cover the landscaping and lighting area at the 15tth St. entrance. (A subsequent phone call was made to State Farm. This coverage was already included in the policy for the board of directors.)

King reported that she has received a few inquiries from residents regarding guarantees and warranties on their home and appliances. She was told that all those inquiries should go to the previous home owner or developer. This is not the responsibility of the CR HOA.

Tim Schmad asked how the CR HOA knows when someone new has moved into the neighborhood. He also asked if new homeowners receive the covenants (regarding landscaping, etc.). It was determined to delve into how we might be alerted to new home owners. It was also determined that we need to provide the covenants to whomever would like one.

During this initial time in establishing the CR HOA, it was determined to work with Always Greener to handle snow removal. The arrangement is on a “need basis,” rather than a flat monthly fee. Going forward, the board will discuss what is the best option for snow removal and lawn service.

It was felt that the recent storm with significant snow and unrelenting wind gusts was not a true test for Always Greener. Every neighborhood was trying to deal with the same issues.

Schmad reported that he had some discussions with Mark LaPuzza , the CR HOA attorney, regarding the two vacancies that exist on the board. LaPuzza reported that the current board members can appoint two new members who would serve until the Annual Meeting.

It was determined that an informal meeting of the board and anyone interested in attending will be held on Monday, March 30, 7 p.m., at Saddlebrook Elementary School, 14850 Laurel Avenue. This will not be a formal board meeting with an established agenda; rather the board will review progress to-date, gain input from the residents, and establish the interest level of other residents to get involved.
